Project Introduction

City Collective partnered with Integral to design and implement Phase 1 of the Tribute Rising in Durham, North Carolina. This transformative project is located in the historic Hayti District and aims to reconnect the fragmented community through a vibrant mixed-use development. Phase 1 includes over 340 residential units spread across six buildings, incorporating a mix of studios, one-, two-, and three-bedroom units, alongside approximately 12,000 square feet of retail space. This initial phase focuses on creating a walkable, connected, and inclusive urban environment.

Key Project Challenges

Phase 1 faced significant challenges, including addressing the social and physical fragmentation caused by urban renewal projects and the construction of the Durham Freeway. The design also needed to integrate diverse residential and retail uses while fostering a strong sense of community. Additionally, the steep site topography and aging infrastructure required careful planning to ensure both functional and aesthetic harmony. Ensuring affordability and inclusivity in housing while maintaining high design standards added further complexity.

Key Project Innovations

City Collective deployed several innovative strategies to overcome these challenges. The project reintroduces a historically inspired street grid to restore connectivity within the district. The buildings feature an intentional mix of housing types and ground-floor retail, fostering a vibrant streetscape. Green spaces, such as Lakewood Park and the Market and Community Commons, prioritize social interaction and community engagement. The use of sustainable materials and advanced stormwater management systems reinforces the project’s commitment to environmental responsibility, setting the stage for a thriving, inclusive urban neighborhood.
