Tribute Rising Master Plan

Project Introduction

City Collective collaborated with the Integral to craft the Tribute Rising Master Plan, a transformative vision for the redevelopment of Durham’s historic Hayti District. Situated in the heart of the city, this project aims to reconnect Hayti’s legacy to modern-day Durham while fostering inclusivity, sustainability, and economic growth. The plan envisions over 850 mixed-income residential units, vibrant live/work spaces, and community-focused amenities, such as the Hayti Hilltop Park, the Community Commons, and the Black Farmers Market.

Key Project Challenges

The project faced several key challenges. Reintegrating the fragmented urban fabric caused by the Durham Freeway required recreating the historic street grid and addressing the displacement impacts of systemic urban renewal. The site’s topography and aging infrastructure further complicated the planning process, while the design had to ensure both historical sensitivity and forward-looking functionality. The development also needed to harmonize diverse uses, including residential, commercial, and community spaces, while preserving the area’s cultural identity.

Key Project Innovations

City Collective’s innovative design solutions addressed these challenges through five key strategies. These included preserving the area’s robust tree canopy, creating interconnected green spaces like the Hayti Hilltop Park, and anchoring the site with community-focused hubs for events and activities. The plan also features a vibrant mix of live/work units and affordable housing to foster inclusivity and economic diversity. By restoring the historic street grid and emphasizing pedestrian-friendly design, the Tribute Rising Master Plan reconnects the Hayti District with the broader Durham community while celebrating its rich history and cultural significance.
