Project Introduction

City Collective was engaged by Renewal SA to develop the Seaton Master Plan, a forward-thinking urban renewal initiative that reimagines 40 hectares of land in the western suburbs of Adelaide. The project builds on the success of the Stage 1 Demonstration Project, aiming to create a vibrant, inclusive, and sustainable community with a focus on housing diversity, public spaces, and connectivity. The master plan incorporates a mix of housing typologies, green spaces, and upgraded infrastructure to address contemporary urban living needs.

Key Project Challenges

The Seaton Master Plan faced several challenges, including the integration of a diverse housing mix within the existing suburban fabric, ensuring adequate public open space, and addressing sustainability goals. The site, characterised by aging post-war housing stock and fragmented land ownership, required a sensitive approach to redevelopment. Balancing density targets with the preservation of community character and existing amenities, such as green corridors and schools, added further complexity.

Key Project Innovations

City Collective introduced several innovative design solutions to meet these challenges. The master plan emphasises a connected network of green spaces, with all dwellings located within a 400-metre walking distance of public reserves. Housing diversity is achieved through a mix of detached homes, townhouses, and apartments, ensuring accessibility for various demographics. Sustainable practices, such as water-sensitive urban design and green infrastructure, enhance environmental performance. Additionally, the integration of pedestrian-friendly streetscapes and bicycle pathways fosters connectivity and livability, positioning Seaton as a model for future urban renewal projects.
