Project Introduction
City Collective, in partnership with Lanser Communities, was engaged to deliver the Oakden Master Plan, transforming a significant 52-hectare site into Adelaide’s first modern, walkable, and liveable neighborhood. This visionary redevelopment aims to set a new benchmark for suburban living by integrating residential, civic, and commercial uses with high-quality green infrastructure and public spaces. The master plan celebrates Oakden’s historical legacy while creating a vibrant, connected community for future residents.
Key Project Challenges
The redevelopment faced several challenges, including integrating a mix of land uses into a cohesive urban design while addressing the site’s fragmented layout and adjacency to institutional facilities like Yatala Labour Prison and James Nash House. Additional complexities included managing the constraints of major arterial roads surrounding the site, preserving significant existing tree canopies, and incorporating stormwater management solutions into the natural topography. Balancing density with high-quality public spaces, housing affordability, and sustainability goals also required careful planning
Key Project Innovations
City Collective’s master plan introduced several key innovations, including a centrally located Village Square as the heart of the community, surrounded by re-purposed heritage buildings that provide commercial, civic, and community uses. A tree-lined Hilltop Boulevard acts as a central spine, connecting key infrastructure while prioritizing walkability and multi-modal transport options. The plan also features integrated wetlands and stormwater solutions that enhance biodiversity and provide natural recreation spaces. A diverse range of housing typologies ensures inclusivity, with connected green spines, community gardens, and accessible pathways promoting active lifestyles and environmental sustainability
