City Collective was engaged to design and implement the Fayette Place redevelopment, a project aimed at revitalizing a historically significant site in Durham, North Carolina. The project’s focus was on delivering affordable, high-quality townhomes within a thoughtfully planned community that integrates modern design with neighborhood accessibility. City Collective worked closely with local stakeholders, design consultants, and community members to ensure the development aligns with Durham’s Unified Development Ordinance and the broader community’s needs.
Key Project Challenges
The project faced multiple challenges, including navigating zoning complexities to achieve the desired density while ensuring compliance with affordable housing bonuses. The need to balance cost efficiency with quality design was a critical consideration, particularly given the budget constraints associated with affordable housing. Additionally, the design had to address site-specific factors, including the integration of parking solutions, stormwater management, and open space requirements, all while maintaining a cohesive neighborhood aesthetic.
Key Project Innovations
City Collective introduced several innovative approaches to overcome these challenges. The design emphasized verticality and modernity by creating two-story townhomes with the appearance of three stories, maximizing spatial efficiency within a compact footprint. Materials were chosen strategically to provide a high-quality yet cost-effective appearance, including engineered wood panels and smooth vertical siding. Parking was seamlessly integrated with dedicated spaces for each unit, supplemented by additional on-site parking. The plan also included programmable open spaces and stormwater features that enhance community connectivity and sustainability. Interior designs reflected a balance of modern finishes and affordability, with customizable options for residents, ensuring the homes felt both personal and functional.
